86 Deansgate, Manchester

We were commissioned to develop proposals for refurbishment and extension to this existing office building on Deansgate. The existing building had been unlet for some considerable time and needed as ‘makeover’ design to give it presence on the street, to identify a more prominent entrance, and also to create an aspect out to the rear on Parsonage Gardens, which it didn’t previously take advantage of. Manchester City Centre is a conservation area, and the site was nestled between high quality and refurbishment created dynamic and cost effective new office space, breathing life back into a 60’s office building.

 

The proposal creates a dynamic new two storey entrance hall with a glowing backlit wall, which is then visible via a new projecting glass bay, up the entire length of the building. The glazing on the front elevation is replaced and the rear glazing modified with the brickwork rear elevations overrendered to give a fresh appearance.

 

The additional floors step back at the upper levels and create a dramatic capping to the building with large glazed walls. The refurbishment of the existing building, with façade improvements is completed and occupied in a multi tenancy office environment. The extension proposals are still to be implemented.
